What is a traditional real estate appraisal?

A traditional appraisal develops an opinion of a property's value for a defined purpose. A licensed or certified appraiser completes it under professional standards. Lenders often order appraisals for mortgage decisions. The scope can include the sales comparison, income, and cost approaches.

What is a rental analysis?

A rental analysis focuses on rental income and investment context. It can review estimated market rent, comparable rentals, market data, GRM, vacancy, and the property features that affect rent. It helps an owner or investor assess a rental decision.

Which service does Appraise Rent provide?

Appraise Rent provides rental property analysis and rental market reports. These reports are decision-support tools. They are not USPAP appraisals, certified valuations, lender appraisals, or guarantees of achievable rent.

When should you use each one?

  • Use a formal appraisal when a lender, court, tax authority, or other party requires one.
  • Use a rental analysis when you need to estimate rent or compare a property as an investment.
  • Ask the receiving party what document it accepts before you order either service.
