What automated estimates are good at
Automated models use large data sets and can return an estimate quickly. Many are free. Use them to screen a large list of properties.
Limits of automated estimates
Listing records do not show every property detail. A model can miss current condition, renovation quality, layout, or differences between blocks. These details can affect rent.
What a verified estimate adds
A reviewed estimate also starts with comparable-rental data. A professional then reviews the specific property before finalizing the estimate. This process costs more and takes longer than an automated estimate.
Use both in sequence
Use an automated estimate (or the 1% rule) to reduce a list of properties. Then order a Rental Analysis Report for the properties that you may buy.
