How Much Can I Rent My House For?
Use current comparable rentals to set a supported range. Then adjust for the features and condition of your house.
Start with nearby comparable rentals
Look for recent rentals with the same property type and a similar bedroom count, bathroom count, and size. Stay in the same neighborhood when possible. A comp on the same block can be more useful than a newer listing several miles away.
Adjust for the differences
Compare condition, parking, laundry, outdoor space, utilities, updates, and exact location. These differences can move your house above or below the comp range. Do not copy the highest asking rent without checking why that property is different.
Check current market conditions
Review how many similar homes are available and how long they remain listed. More competing supply can limit rent. Low supply can support the upper part of the range, but only when renters are active at that price.
Use a range before you choose one number
